Southeast Cape Coral
Not every Cape Coral canal reaches the Gulf. In the southeast the first thing to confirm is the type of water, then the route.

Saltwater canals
Connected to the river and the Gulf. Check boat time and the lowest bridge.
Freshwater canals
Separated from salt water by weirs. Good for kayaks and small boats, but not a route to the Gulf.
Sailboat-access canals
Fewer in number. Tall masts need a bridge-free or high-clearance route.
| Question for the listing agent | Why it matters |
|---|---|
| Is the canal salt or fresh? | A freshwater canal can be beautiful and still not lead to the Gulf. |
| What is the route to open water? | The boat-time tool shows time, bridges and speed zones. |
| Who owns and maintains the dock? | Docks, lifts and seawalls are costly to repair. |
| What is the elevation and flood zone? | It affects design and insurance. |

Open water.
Tell Steven what you want to do on the water and he will check it against a real address.
