Frequently asked questions
Straight answers about boat time, bridges, access and the 2% listing offer.
How far is my house from the Gulf?
It depends on the canal, the bridges and the speed zones on the way out. Steven built a free tool for exactly this: enter a Southeast or Southwest Cape Coral address and it shows boat time and distance at the speed you choose, plus bridge clearances and power lines. The figures are informational and not for navigation.
What is the lowest bridge on my route?
Every canal route is different. The route tool shows bridge clearances and overhead power lines along the way, so you can compare them with the height of your boat before you fall in love with a house. Always confirm in person before you buy a boat or a home on the strength of a number.
Can larger boats get to open water from my home?
That depends on canal width and depth, the lowest bridge on the route, and how tall your boat is with the tower or mast. Sailboat access is limited to certain canals. Ask Steven to check your specific boat against a specific address.
What areas do you serve?
Cape Coral (Southwest and Southeast, Cape Harbour and the Yacht Club area), Fort Myers, Pine Island and Matlacha, with a focus on gulf-access homes and lots.
How do you determine home value?
Start with a free price review. Steven looks at comparable sales and at the things that move waterfront prices: the type of water access, how long the boat run is, the seawall, dock and lift, and the condition of the home.
What makes a home truly gulf-access?
A canal address is not the same as a short, clear run to open water. Gulf-access means a saltwater route from the dock to the Gulf, but bridges, speed zones and depth decide what that really means for your boat. See the gulf-access guide for the vocabulary.
Do you work with buyers and sellers?
Yes, both. Sellers get a 2% listing commission (1% if Steven also brings the buyer; buyer's agent fees still apply). Buyers get the boat-time numbers up front.
What does it cost to list with you?
The listing commission is 2% instead of the usual 3%, or 1% if Steven also secures the buyer. Buyer's agent fees still apply. Professional photography, including 3D or virtual tours, is reimbursed at closing and you keep the photos. You can cancel the listing at any time at no cost.
Are you licensed outside Florida?
Steven is a Licensed Broker in Florida and in New Hampshire. He moved to Cape Coral in 2009 and got his Florida license right away.
Can I see current listings?
Yes. Current homes are on Steven's live search at flgulfhome.com, and every "view homes" button on this site opens it.
