Buy a gulf-access home in Cape Coral

A canal address is not the same as a short run to open water. Steven checks the route, the bridges and the dock before you fall in love with the kitchen.

Before you make an offer

Five checks every gulf-access buyer should run

1. Boat time

Run the address through the boat-time tool at the speed you actually cruise.

2. Lowest bridge

Compare the bridge clearance with your boat's height, tower or hardtop included.

3. Depth and canal width

Ask about depth at low tide and whether the turn into your canal suits your boat.

4. Seawall, dock and lift

Ask for the age and condition of the seawall, dock and lift, and who maintains them.

5. Flood zone and elevation

Ask about the flood zone and the elevation certificate early, since both affect insurance cost.

6. Saltwater or freshwater

Some Cape Coral canals are freshwater and cut off from the Gulf. Confirm the one you are looking at connects.

How we work together

Start with the water, then the house

  • Tell Steven your boat, your budget and what a good Saturday looks like.
  • He narrows the areas: Southwest, Southeast, Cape Harbour, Pine Island.
  • Every short-listed address gets a boat-time and bridge check.
  • You tour, offer and close with a broker who has lived and boated here since 2009.
